3D scanning of existing conditions
The Jenkins Group captures buildings with a Matterport Pro3 LiDAR scanner and delivers a complete, navigable 3D model of the space: a digital twin you can walk, measure and share from anywhere. We scan for our own design work, and as a standalone service for owners, agencies and other design teams, across Chicagoland from our studio in Itasca, Illinois, and at installations and store programs nationwide.
Every scan comes with full access to the building: a 3D walkthrough of every scanned space, with dollhouse and floor-plan views and point-to-point measurements, shared with your whole team through a single link. Point clouds, Revit and CAD files are available on request, and we can draw full as-built drawings from the scan.

Scanned by the architects who design the work
A scanning company delivers data. The Jenkins Group delivers existing conditions read by architects: the team that captures the building also works out what the scan means for code, egress, structure and program, and carries it straight into design and construction documents.
There is no hand-off between the people who measured the building and the people who design it, so questions about the existing building are answered by someone who has walked it and modeled it. When the scan is a standalone service, the same judgment goes into the as-builts and files we deliver to your team.

Buildings captured with the firm's Matterport scanner: AAFES Express stores, a DeCA commissary, and Navy facilities at NAS Jacksonville and NAS Pensacola, along with private-sector buildings that are not listed here.
About 7,500 square feet of an occupied 78,000-square-foot commissary renovated as the test site for a new produce merchandising layout: the produce department, bakery-deli and front entry. New refrigerated cases on a CO2 rack, an exposed-structure ceiling, polished concrete, new lighting and a metal-panel entry, phased so the store stays open. The store was 3D scanned for existing conditions.

Federal and military work
On installations, on the installation's terms
Site access is coordinated through the installation's sponsor or the contracting officer, including escorts, badging and any limits on cameras and electronic devices. Where a building cannot be scanned under its security requirements, we document it by other means.
Scan data is handled as project data. Models go only to the client and the design team, and we never publish a walkthrough, floor plan or interior image of a military building. Point clouds are delivered in the vendor-neutral E57 format alongside Revit and CAD files, and scopes can follow the deliverable categories in GSA's BIM Guide Series 03 for 3D laser scanning (PDF, opens in a new tab).
The Jenkins Group is a small business registered in SAM.gov. Its UEI, CAGE code, NAICS codes and past performance are on the capabilities statement.
3D scanning, Matterport scanning, LiDAR scanning, reality capture, digital twin, 3D virtual tour, existing-conditions or as-built capture: whichever name your team uses, it is the same service.
What is a digital twin of a building?
A navigable 3D model captured from the building itself. You can walk through it, see it as a dollhouse or a floor plan, and take measurements, without visiting the site.
Is Matterport scanning the same as 3D scanning or reality capture?
Yes. Matterport scanning, LiDAR scanning, 3D scanning and reality capture all describe capturing a building as a 3D model. The Jenkins Group uses a Matterport Pro3, which captures with LiDAR.
Can we hire The Jenkins Group only for scanning?
Yes. The firm scans for its own design work and also offers 3D scanning as a standalone service for owners, agencies and other design teams.
Do you scan buildings on military installations?
Yes. The firm has scanned AAFES Express stores, the commissary at Naval Station Norfolk and Navy facilities at NAS Jacksonville and NAS Pensacola. The model goes to the client; we never publish a walkthrough of a military building.
Can you deliver point clouds, Revit or CAD files?
Yes, on request as an added service: an E57 point cloud, a Revit BIM model with 2D CAD, 2D CAD floor plans, schematic floor plans, and a MatterPak of AEC data assets. The firm can also draw full as-built drawings from the scan, at a fee agreed for each project.
What drives the cost of a scan?
Mainly the building: its size and number of floors, how many spaces need capturing, and site access requirements such as escorts or badging. The deliverables matter too, since a point cloud, a Revit model or full as-built drawings each add work beyond the 3D model. Travel is quoted for sites outside Chicagoland. Every scan is quoted for the building.
How does Matterport compare with terrestrial laser scanning?
A Matterport Pro3 captures a building quickly as a navigable model with LiDAR measurements, accurate to within about 20 mm at 10 m by the manufacturer's figure. That suits design, space planning, facility records and as-builts. Survey-grade laser scanners measure to a few millimetres and suit work such as structural steel or tight MEP coordination, at more time and cost.
